You may have a good income, a deposit and a clear plan to buy a home, yet the bank still said no. Getting a mortgage application declined can be frustrating.
The important thing to understand is this: a decline from one bank does not always mean you cannot get a mortgage. It means you need to understand what caused the decline before deciding what to do next.
Why Was Your Home Loan Application Declined in NZ?
In New Zealand, banks have their own lending policies and assessment methods. They also need to meet responsible lending requirements and operate within Reserve Bank lending restrictions.
Your first home loan application in New Zealand can be declined for several reasons, including:
-
Income and servicing: Your income may not meet the lender’s affordability or servicing requirements for the amount you want to borrow.
-
Existing debts and credit limits: Personal loans, car finance, credit cards and other commitments can reduce your borrowing capacity.
-
Deposit or available equity: Your deposit or the equity available in an existing property may not meet that lender’s criteria.
-
Living expenses and financial commitments: Higher household expenses or ongoing commitments can affect how much a lender is prepared to offer.
-
Credit history: Missed payments, defaults or other issues on your credit file may affect the lender’s assessment.
-
The property itself: In some cases, the property type, location or bank valuation can affect whether the lender is comfortable proceeding.
CAUTION! Do Not Just Apply to Another Bank
A common mistake after a decline is to immediately submit another application elsewhere.
First, find out what caused the problem. Your income, expenses, existing debts, credit commitments, deposit, property value and requested loan amount should all be reviewed.
-
The question is not simply, “Which bank might say yes?”
-
The better question is, “What is stopping my application from getting loan approval?”
Once the reason for the decline is clear, the next step towards loan approval becomes much easier to assess.
From there, we can work out whether you need to reduce some debt, adjust how much you’re borrowing, strengthen the application, or look at a lender whose criteria may be a better fit for your situation.
